This role is responsible for preparing budgets, estimates and pre-bid packages for construction projects being built for clients. Also includes working with subcontract trade estimators and project management teams developing sections of schematic, design development, and construction document estimates. Furthermore, the estimator will solicit and evaluate subcontractor bids, scopes of work, preparing quantity surveys, reviewing project plans and specifications for various categories of work including both large and small projects. Develop conceptual cost estimates from preliminary planning documents, price alternatives and options, and offer opinions of probable cost for different phasing scenarios that may be discussed. Strong estimating, budgeting, and negotiating skills must be exhibited along with ability to present to clients and maintain excellent client, subcontractor, and internal team relationships. Knowledgeable of the following: civil/site construction, foundation and structural systems, casework, doors, specialties, interior finishes, exterior building wall systems, mechanical and electrical systems, and the cost of these systems.
This role plays a key management role in the organization and implementation of the projects from start to finish. You will be required to develop a project management plan, including safety plan, quality plan, and site logistics plan, with the support of project team. Manage commitments to subcontractors and suppliers, ensuring internal compliance with procurement policies and vendor compliance with contract terms. Collaborate with the project team and safety staff to ensure the safe execution of projects with an achievable goal of zero job site incidents. Manage all financial aspects of the project, from job setup to monthly billings, forecasting, and final closeout, to ensure that Project meets profitability goals. You will also be accountable for client satisfaction, project quality, cost control, schedule adherence, and working as a team. You should always be prepared, organized and responsive, willing to meet each challenge directly while also not being afraid to ask for help when needed.
Project Superintendent has full responsibility for the onsite production of the project. You will be responsible for directing craftsmen and subcontractors, administering quality management system, assuring conformity to design documents, maintaining sequences to meet schedule, conducting job site meetings, scheduling owned equipment, and administering job site safety program toward an achievable goal of zero incidents. You will need to be able to coordinate all resources and vendors for the flawless execution of projects, and ensure all projects are delivered on-time, within scope and within budget. Develop project management plan, including safety plan, quality plan, and site logistics plan, with the support of the project team. Collaborate with the project team and safety staff to ensure the safe execution of projects with an achievable goal of zero job site incidents. Manage all financial aspects of the project, from job setup to monthly subcontractor billings, scope and trade forecasting, and final closeout, to ensure that the project meets profitability goals. Maintain positive relationship with current and potential clients, subcontractors, and designers.
